Landlord EICR certificates

A full Electrical Installation Condition Report for your rental property, at a fixed price set by the number of bedrooms.

01
Overview

Fixed price by bedrooms: £120, £150 or £170.

Stay compliant with a fixed-price EICR — priced by bedrooms, nothing added on the day.

An EICR is a detailed inspection and test of a property's fixed electrical installation — the consumer unit, wiring, sockets, switches and fixed fittings. It shows whether the installation is safe to keep using and flags anything that needs attention.

In England, private landlords must have the electrics in their rental properties inspected and tested at least every five years, and give tenants a copy of the report. We'll arrange access with you, your tenant or your letting agent, then send over the report once the inspection is done.

We called Currentflow electrical for an EICR for our property and it was done within days - excellent communication, punctuality and good job done. Highly recommended and we will be calling again for the next one in 5 years.

★★★★★EICR - 3 bed terrace house

Good communication, turned up quickly and emailed me the EICR on the day. He also gave me a courtesy call to talk me through issues in the property that should be rectified, along with an overview of the condition of the switches and sockets - all of which was very helpful to us in making a decision to purchase the house.

★★★★★EICRs on rental properties

Omar was very reliable and great at communicating too. He did 2 EICR's on our rental properties and fixed some electrical issues too. He was very knowledgeable and we would not hesitate to recommend him to all for doing EICR electrical checks and other electrical work.

★★★★★EICRs for 2 rental properties

Omar was really good at communicating and keeping us updated on the progress of the 2 EICR's that needed doing on our rental properties. He was also able to resolve some other electrical issues that needed to be fixed. He was very reliable and did a good job. We can thoroughly recommend him for any electrical work or EICR inspections that need doing.

FAQs

Landlord EICR questions

How often does a rented property need an EICR?

In England, private landlords must have the electrical installation inspected and tested at least every five years, and give tenants a copy of the report. Some properties are given a shorter interval on the report itself.

What do the codes on the report mean?

C1 means danger is present and needs immediate action. C2 means potentially dangerous and needs urgent attention. C3 means an improvement is recommended. FI means further investigation is needed. A report with any C1, C2 or FI is classed as unsatisfactory.

What happens if the report is unsatisfactory?

The remedial work needs doing — the regulations give landlords 28 days, or less if the report says so. We'll tell you exactly what's needed and what it costs before any work starts.

Can my tenant or letting agent give access?

Yes. Choose who'll give access on the quote form and we'll arrange the visit directly with them.
